Log Home Budgets - What to Plan For

Log Home Just the idea of owning a new log home conjures up warm thoughts in the minds of most people.  The log home has long stood for a quality of life that no other home can give you.  If you desire this unique lifestyle, be sure to carefully plan a budget you can live with.
Once you have established a total investment amount that you are working with to build your new home, you will need to set amounts for each area of your building project. We have made a list of 16 major items to figure into your log home budget. Keeping these items in mind and sticking to them will make building your log home more enjoyable and less worrisome. 

  1. $ Land - This is the first expense to consider to calculate your final cost. If you already own your property, you are ahead of the game.
  2. $ Coventry Package - The package you choose should fit your family’s needs and take into consideration future needs and desires.
  3. $ Cost to get power on site may be of concern. Check with your local power company for detail s on requirements for your project.
  4. $ Septic - It will depend on your property, as to whether you will need a built up system, or if you can have a basic gravity feed installed. If you have town sewer this may not be a big expense.
  5. $ Well - Your neighbors may be able to tell you how deep they had to drill, which can help you estimate a rough cost. If you have town water, this will not be of great concern.
  6. $ Site Work - This includes clearing land, roughing in a driveway, and digging the foundation. Get several prices from local contractors. Our homes can be built on a full basement, crawl space, or slab.
  7. $ Electrical - This will depend on the extravagancy of your light fixtures.
  8. $ Plumbing - This cost is affected by how many bathrooms you build, and the bath
  9. fixtures you select, such as a standard shower or Jacuzzi.
  10. $ Heating - Some choices are forced hot air, baseboard hot water, and radiant heat.  Do you want wood, electric, gas or oil? Will your home have a fireplace?
  11. $ Labor - If you plan to build the home yourself, you can take advantage of Coventry’s unlimited technical support to answer any of your building questions.  If you do not have any building experience, you may choose to hire a local contractor to put the home up for you.  Get several quotes to compare.
  12. $ Insulation - The amount needed will depend on whether you decide on a Tradesman Series home with conventional roof insulation, or a Craftsman Series home which uses two layers of ridged insulation.
  13. $ Flooring - Our complete package is supplied with subfloor for the first and second floors.  You will need to  purchase finish flooring, such as hardwood, softwood, carpet, vinyl, or tile—all of which differ greatly in cost.  If you choose a Craftsman Series home, the loft subfloor could be sanded and finished to use as a nice softwood floor, saving some money in this category.  The finished subfloor could be carpeted at a later date.
  14. $ Appliances - If you don’t already have appliances, you should budget for at least a refrigerator, oven, and micro-wave.  Depending on your budget, you may want to include a dishwasher, and a washer, and dryer.
  15. $ Preservatives - The exterior of your log home needs to have a good quality preservative applied to keep your log home looking new for many years.  You may decide to finish the interior of your home with several coats of polyurethane.
